What Acid Wash includes

What to expect: our acid wash
Done correctly this is one to two days of wash plus a 28-day startup. Done incorrectly it permanently damages plaster, and the damage is not reversible. The two places it goes wrong are the drain and the startup — not the wash itself.

- 1Inspect before anything is promised
We confirm the plaster is structurally sound first. Widespread cracking, delamination, or aggregate already showing through means an acid wash will accelerate the failure rather than fix it, and the honest answer is resurfacing. This is also where a fair number of pools get told they do not need a wash at all — a stain that responds to chemistry should be treated with chemistry.
- 2Handle permits and plan the water
Some Florida municipalities require a permit to drain a pool to storm drainage, and many require the acid wastewater be neutralized before discharge. That gets sorted before the pool comes down, not after.
- 3Time the drain to the water table
This is the step that matters most here and the one a cheap crew skips. South Florida sits on a high water table, and an empty shell is a boat. We have seen pools pop four inches out of the ground during summer drain attempts on canal-front and barrier-island lots. We check the table, use the hydrostatic relief valve, and pick the timing — a popped pool turns a $1,500 job into a rebuild.
- 4Rinse and re-inspect the empty shell
An empty pool tells you things a full one cannot. We rinse, clear debris, and look again for cracks or hollow spots the water was hiding before any acid touches the surface.
- 5Wash in sections, top-down
Diluted muriatic acid, applied in four-to-six-foot vertical stripes from the waterline down, scrubbed briefly, and rinsed immediately before moving on. Working in sections is what keeps the etch even — letting acid dwell while you work elsewhere is how pools end up striped.
- 6Neutralize everything before it goes anywhere
Soda ash across the floor and any standing runoff, then we test the pH of the wastewater before it discharges. This is a legal requirement in much of the region and a decency one everywhere.

A typical residential acid wash runs $750–$2,200, driven by pool size, how deep the staining has set, and refill logistics. For comparison, that is roughly a tenth of what full resurfacing costs ($8,000–$30,000), which is the whole reason acid wash is worth doing on a pool with sound plaster. If draining is risky or the staining is mild, a no-drain chlorine bath runs $500–$900. We quote flat-rate after seeing the pool, because the difference between a wash and a resurface is a judgement made standing over it.
There is a no-drain option and it is a chlorine bath, not an acid wash — a strong chlorine treatment applied to the surface with the pool still full, running $500–$900. It handles mild surface staining and organic ghosting. It will not touch embedded mineral staining or uniform discoloration, which need the pool empty and the plaster physically etched. On canal-front and barrier-island properties where the water table makes draining genuinely risky in summer, a chlorine bath is often the right trade even when it does less.
It can be, and this is not a theoretical risk. Much of this region sits on a high water table, and an empty pool shell has nothing holding it down against groundwater pressure — it floats. Every wash removes a thin layer of plaster, so this is a budget you spend down. A traditional plaster pool tolerates roughly three to five acid washes across its life before it needs resurfacing — often 30 to 50 years of pool if the rest of the care is right. Aggregate finishes like Diamond Brite and Pebble Tec tolerate fewer, because each wash exposes more aggregate. Practically, most pools that need one need it every 5–10 years, and it should be driven by how the surface actually looks, not by a calendar.
Three reasons, all local. Our fill water comes out of the Floridan aquifer at 200–450 ppm calcium hardness from limestone leaching, so scale forms across the plaster faster. Year-round UV drives algae spore pressure 365 days a year, so stains set deeper and quicker than they do in a climate with a real off-season. And storms do in a weekend what normally takes years — blown organic debris plus chlorine depletion during a power outage can embed staining in plaster over a single hurricane. Post-storm acid washes are a regular part of our year.
Look at whether the problem is cosmetic or structural. Widespread discoloration, embedded algae stain, or mineral staining on a surface with no cracking and no delamination is a wash — and it buys you five to ten more years before resurfacing. Cracking, hollow or delaminating spots, or plaster already etched down to aggregate is a resurface, and washing it will make it fail faster.
