Twenty-plus years on, this is prime second-cycle territory: original equipment past its replacement window, original plaster at the end of its resurface life, salt cells that have already been swapped once. Mizner is a golf community in the operational sense. The county master plan for the northern 359.78 acres shows a course, a driving range and a 10.69-acre golf recreation area annotated as not part of the HOA's rec area. On course-side lots that means irrigation overspray and fertilizer arriving on the club's maintenance schedule rather than yours — phosphate at the skimmer with nobody in the house having done a thing. The same sheet maps roughly twenty lakes, from about half an acre up to about nine, so lakefront homes take bank organics and waterfowl traffic that interior pods never see. Add the mature oaks the community is built around and a Mizner visit is a leaf-and-phosphate job before it is anything else. The route isn't uniform either: pods run from about 1.96 to 3.87 units per acre, so exposure changes street to street.

Florida Trend reported in December 1998 that Toll Brothers was developing Mizner as its first Florida golf-course community, and the master association lists 471 home sites with homes from 2,400 to over 5,000 square feet. From that timeline we infer — rather than know — that the earliest shells are now past twenty years, which puts them in resurfacing, tile and equipment-replacement territory. Screen-enclosure, salt and spa prevalence we have not verified, so we quote no numbers for them.
Getting in
Mizner is gated. We have not been able to read a published vendor policy — no approved-vendor roster, no certificate-of-insurance floor, no posted trade hours we can confirm — so access gets arranged per homeowner. The master association is managed by Campbell Property Management, which is where an access question goes. Permits are county: the address says Delray Beach, but the land is unincorporated Palm Beach County under Control No. 2004-00250.
